Why Roof Cleaning Matters
A clean roof does more than look good. Organic growth such as moss, algae, and lichen retains moisture against the roofing material. Over time, that moisture accelerates granule loss on asphalt shingles, promotes rust on metal panels, and can lift tiles or shingles, creating entry points for water. Regular cleaning extends the service life of the roof, improves energy efficiency by reflecting more sunlight, and helps maintain manufacturer warranties that often require periodic maintenance. Neglecting roof cleaning can lead to costly repairs or full replacement far sooner than expected.
Understanding Roof Materials
Asphalt Shingles
Asphalt shingles are the most common residential roofing material in North America. They consist of a fiberglass mat coated with asphalt and topped with mineral granules. The granules protect the asphalt from UV radiation and provide fire resistance. High‑pressure water can strip these granules, exposing the asphalt to rapid deterioration. Therefore, any cleaning method must use low pressure, wide‑angle nozzles, and a gentle cleaning solution.
Metal Roofing
Metal roofs (steel, aluminum, copper) are durable and shed water efficiently. They tolerate higher pressure better than shingles, but excessive pressure can dent panels or damage protective coatings. A medium‑pressure setting with a fan‑type nozzle is usually safe, provided the operator keeps a safe distance.
Tile and Slate
Clay, concrete, and slate tiles are brittle. Pressure washing can crack or dislodge tiles, especially if the water jet strikes the edges. Soft washing with a biodegradable cleaner and low‑pressure rinse is the preferred approach for these materials.
Wood Shakes and Shingles
Wood roofing is susceptible to water intrusion and rot. High pressure forces water deep into the wood fibers, accelerating decay. A low‑pressure rinse combined with a wood‑safe cleaner is recommended, and the roof should be allowed to dry thoroughly before any sealant application.
Pressure Washer Basics
PSI and GPM
Pressure washers are rated by pounds per square inch (PSI) and gallons per minute (GPM). For roof cleaning, a unit delivering 1,200–1,500 PSI and 1.5–2.5 GPM is typically sufficient. Higher PSI increases the risk of damage, while higher GPM improves rinsing efficiency without adding pressure.
Nozzle Selection
Nozzles are color‑coded by spray angle. A 40‑degree (white) or 25‑degree (green) nozzle produces a wide fan that distributes force over a larger area, reducing point pressure on shingles. Avoid 0‑degree (red) or 15‑degree (yellow) nozzles for roof work. (See Also:How To Use Honda Gc190 Pressure Washer)
Detergent Injection
Many pressure washers have a downstream chemical injector that mixes cleaning solution with water after the pump. This prevents chemical damage to the pump and allows the use of roof‑safe detergents. Always follow the manufacturer’s dilution ratios.
Safety Precautions
Personal Protective Equipment
Wear non‑slip boots, safety glasses, hearing protection, and a harness if the roof pitch exceeds 4:12. Gloves protect hands from detergent and debris. A hard hat is advisable when working near chimneys or vents.
Ladder Safety
Use an extension ladder that reaches at least three feet above the roofline. Secure the ladder at the base and top, and maintain a 75‑degree angle. Never overreach; move the ladder as needed to keep your center of gravity over the rungs.
Electrical Safety
Keep the pressure washer’s power cord and any extension cords away from water. Use a ground‑fault circuit interrupter (GFCI) protected outlet. Do not operate the washer in rain or on a wet roof surface.
Preparing the Roof
- Inspect the roof for loose shingles, cracked tiles, or damaged flashing. Repair any defects before cleaning.
- Remove large debris such as branches, leaves, and pine needles with a soft‑bristle broom or leaf blower.
- Cover nearby plants, landscaping, and outdoor furniture with tarps or plastic sheeting to protect them from runoff.
- Seal gutters and downspouts with temporary plugs or diverters to prevent cleaning solution from entering the drainage system.
- Mix the roof‑safe cleaning solution according to the product label. Typical mixes use a biodegradable algaecide or a sodium hypochlorite solution diluted to 1–2 %.
Step‑by‑Step Guide: How to Clean Roof with Pressure Washer?
- Set up the pressure washer on a stable, level surface. Connect the water supply, attach the 40‑degree nozzle, and prime the pump.
- Test the pressure on a small, inconspicuous area of the roof. Adjust the regulator to the lowest setting that still provides a steady fan pattern.
- Apply the cleaning solution using the downstream injector or a separate pump‑up sprayer. Start at the lowest point of the roof and work upward to prevent streaking. Allow the solution to dwell for 10–15 minutes, but do not let it dry.
- Rinse with low pressure using the wide‑angle nozzle. Keep the wand at least 12–18 inches from the surface and maintain a consistent sweeping motion. Overlap each pass by 50 % to ensure even coverage.
- Inspect the roof for remaining stains or growth. Spot‑treat stubborn areas with a second application of solution followed by a gentle rinse.
- Remove protective coverings from landscaping and uncover gutters. Flush gutters with clean water to remove any residual detergent.
- Allow the roof to dry completely before walking on it or applying any sealant. Drying time varies with weather but typically takes 2–4 hours.
Shingle‑Safe Techniques
Low‑Pressure Rinse
Using a pressure washer at 1,200 PSI or less with a 40‑degree nozzle mimics a strong garden hose. The wide fan distributes force, preserving granules while still removing algae and dirt. Keep the wand moving; dwelling in one spot concentrates force and can erode the surface.
Soft Wash Alternative
Soft washing relies on a chemical solution (often sodium hypochlorite, surfactants, and water) applied at very low pressure (under 500 PSI). The chemistry does the work, and a gentle rinse removes the residue. This method is the safest for asphalt shingles and is recommended by most shingle manufacturers.
Angle and Distance
Hold the wand at a 45‑degree angle to the roof plane, not perpendicular. A perpendicular jet drives water under shingles, lifting them. Maintaining a distance of at least 12 inches further reduces impact energy. Adjust distance based on the observed spray pattern; if granules appear in the runoff, increase distance or lower pressure. Comparison Table: Pressure Washing vs Soft Washing vs Manual Cleaning
| Method | Typical Pressure | Chemical Use | Risk to Shingles | Time Required | Best For |
|---|---|---|---|---|---|
| Pressure Washing | 1,200–1,500 PSI | Optional detergent | Moderate to high if misused | Fast (1–2 hrs for avg roof) | Metal, concrete tile, heavily soiled surfaces |
| Soft Washing | Under 500 PSI | Required (biocide + surfactant) | Very low | Moderate (2–3 hrs including dwell) | Asphalt shingles, wood shakes, delicate tiles |
| Manual Cleaning | None (hand tools) | Optional mild cleaner | Negligible | Slow (4–6 hrs) | Small areas, historic roofs, DIY without equipment |
Common Mistakes to Avoid
- Using a zero‑degree nozzle – concentrates force on a tiny area, stripping granules instantly.
- Spraying upward – drives water under shingles, causing leaks and lifting.
- Skipping the dwell time – the cleaning solution needs time to break down organic growth; rinsing too early reduces effectiveness.
- Neglecting to protect landscaping – runoff can kill plants and contaminate soil.
- Cleaning in direct sunlight – solution dries too quickly, leaving streaks and reducing kill time for algae.
- Walking on wet shingles – increases granule loss and creates slip hazards.
Tips and Best Practices
- Schedule cleaning on a cloudy day with temperatures between 50 °F and 80 °F for optimal solution activity.
- Use a roof‑specific cleaner that is labeled safe for asphalt shingles and contains a surfactant to improve surface contact.
- Work in sections no larger than 10 × 10 feet to maintain control over dwell time and rinse coverage.
- Keep a garden hose nearby for immediate spot rinsing if you notice granule loss.
- Document the roof condition before and after cleaning with photos for warranty records.
- Consider applying a zinc or copper strip near the ridge after cleaning to inhibit future algae growth.
Environmental Considerations
Runoff from roof cleaning can enter storm drains and local waterways. Choose biodegradable, phosphate‑free cleaners and avoid chlorine‑heavy solutions unless required. Direct runoff onto permeable surfaces such as lawns or gardens where soil microbes can break down residues. If local regulations prohibit certain chemicals, consult a professional who uses eco‑certified products. Proper containment and disposal protect both the environment and your property.
Frequently Asked Questions
Can I use a regular pressure washer on my asphalt shingle roof?
Yes, but only at low pressure (1,200 PSI or less) with a wide‑angle nozzle and a roof‑safe detergent. High pressure will remove granules and void most shingle warranties.
