Understanding Subsurface Mapping

Subsurface mapping is the process of documenting existing utilities, soil conditions, and topography before any digging begins. Accurate maps reduce the risk of striking gas lines, electrical conduits, or drainage pipes. Start by obtaining utility locate services (often free through a “call before you dig” program) and supplement them with a ground‑penetrating radar scan if the site is complex. Record the depth and location of each utility on a scaled site plan; this plan becomes the reference for every subsequent design decision.

Soil type influences trench depth, pipe bedding, and backfill compaction. Sandy soils drain quickly but may require deeper trenches to avoid pipe movement, while clay soils hold water and can cause pipe heave if not properly bedded. Note any high‑water‑table areas, as they may demand additional drainage or elevated pipe runs. A thorough subsurface map is the foundation for a reliable, long‑lasting irrigation system.

Planning Your Layout

Assessing Water Pressure

Water pressure determines the maximum number of heads per zone and the spacing between them. Use a pressure gauge on a hose bib to measure static pressure, then run a flow test to determine available gallons per minute (GPM). Most residential systems operate efficiently between 40 and 60 psi. If pressure exceeds 80 psi, install a pressure regulator to protect sprinkler heads and valves. Low pressure may require a booster pump or a redesign with fewer heads per zone.

Determining Zone Requirements

Divide the property into hydrozones based on plant type, sun exposure, and soil moisture needs. Each zone should have a similar precipitation rate so that a single valve can deliver the correct amount of water without over‑ or under‑watering. Calculate the total GPM demand for each zone by adding the flow rates of all heads assigned to that zone. Ensure the sum does not exceed the available flow from the main supply. Sketch the zones on your site plan, labeling each with its GPM requirement and valve location.

Choosing Materials

Selecting the right pipe, fittings, and heads affects durability, cost, and ease of installation. Polyethylene (PE) tubing is flexible, resistant to corrosion, and ideal for curved runs. PVC schedule 40 offers rigidity and higher pressure ratings but requires more fittings for bends. Copper is rarely used for irrigation due to cost and theft risk. For heads, choose rotors for large turf areas, spray heads for shrub beds, and drip emitters for precise plant‑level watering.

Designing Sprinkler Zones

With pressure data and hydrozone maps in hand, lay out each zone on the site plan. Space heads according to the manufacturer’s recommended throw distance, typically 50 % of the radius for head‑to‑head coverage. Overlap patterns to eliminate dry spots. Mark valve boxes at accessible locations, preferably near the controller and away from high‑traffic areas. Include a mainline shut‑off valve and a backflow preventer as required by local code. Document the pipe routing, noting where PE tubing will transition to PVC for mainline runs.

Consider future maintenance: leave enough slack in the tubing for easy head replacement, and avoid routing pipes under permanent structures. Use a consistent naming convention for zones (e.g., Z1‑Front‑Lawn, Z2‑Shrub‑Bed) to simplify controller programming. A well‑designed zone layout reduces water waste and simplifies troubleshooting.

Step‑by‑Step Installation Guide

1. Mark the layout – Using spray paint or flags, transfer the zone design onto the ground. Verify distances with a measuring tape.
2. Call for utility locates – Confirm all underground utilities are marked before any excavation.
3. Excavate trenches – Dig trenches 8–12 inches deep for lateral lines and 12–18 inches for mainlines. Keep trench bottoms smooth and free of sharp rocks.
4. Lay pipe bedding – Place a 2‑inch layer of sand or fine gravel in the trench bottom to protect pipe from abrasion.
5. Install mainline pipe – Assemble PVC mainline sections with solvent cement, using sweep elbows for directional changes. Pressure‑test the mainline before backfilling.
6. Run lateral tubing – Unroll PE tubing along each zone route, cutting to length with a tubing cutter. Secure with stake‑down clips every 3–4 feet.
7. Attach sprinkler heads – Connect heads to the tubing using barbed fittings and clamps. Adjust head height so the nozzle sits flush with finished grade.
8. Install valve boxes – Place valve boxes at each zone valve location. Connect zone valves to the mainline with PVC tees and adapters.
9. Wire the controller – Run low‑voltage wire from each valve solenoid to the irrigation controller. Use waterproof wire connectors and label each wire.
10. Backfill and compact – Refill trenches in 6‑inch lifts, compacting each layer to prevent settling. Leave valve boxes and head risers exposed.
11. Program the controller – Set start times, run durations, and seasonal adjustments for each zone based on plant water requirements.
12. Perform a full system test – Activate each zone manually, check for leaks, verify head coverage, and adjust arc or radius as needed.

Trenching and Pipe Placement

Proper trenching protects pipe integrity and ensures consistent water delivery. Use a trencher for long straight runs; hand‑dig around trees, utilities, and tight corners. Maintain a uniform trench width of 6–8 inches to allow adequate bedding material. When crossing driveways or sidewalks, install a protective sleeve (PVC conduit) to shield the pipe from vehicle loads. Keep a minimum 12‑inch separation between irrigation lines and other utilities unless local code permits less.

For PE tubing, avoid sharp bends tighter than a 12‑inch radius; use sweep elbows or gradual curves instead. When transitioning from PE to PVC, use a barbed‑to‑slip adapter with a stainless‑steel clamp. Ensure all fittings are fully seated and that clamps are tightened to the manufacturer’s torque specification. After pipe placement, run a low‑pressure water test (10–15 psi) to reveal any joint leaks before backfilling.

Connecting Valves and Controllers

Valves are the heart of zone control. Choose 24 VAC solenoid valves rated for the system’s pressure and flow. Install each valve in a weather‑proof box with a removable lid for easy access. Connect the valve inlet to the mainline using a PVC tee and a short length of PVC pipe; the outlet connects to the zone’s lateral tubing via a barbed adapter. Apply Teflon tape on threaded connections to prevent leaks.

Run 18‑AWG multi‑conductor irrigation wire from each valve to the controller. Use direct‑burial rated wire and bury it at least 6 inches deep, separate from power lines. At the controller, strip wire ends and connect to the corresponding zone terminals. Program the controller with zone names, run times, and start times. Many modern controllers support Wi‑Fi connectivity, allowing remote adjustments and weather‑based scheduling.

Testing and Adjusting the System

After backfilling, conduct a comprehensive system test. Activate each zone individually from the controller. Observe each head for proper rotation, spray pattern, and pressure. Use a pressure gauge at the valve to confirm operating pressure matches design specs. Adjust rotor arcs with the adjustment screw; fine‑tune spray heads by rotating the nozzle or changing the nozzle size. Verify that coverage overlaps meet the 50 % rule.

Check for water hammer by listening for banging noises when valves close. If present, install a water‑hammer arrestor on the mainline. Confirm that the backflow preventer passes the required test (often a reduced pressure principle test). Document all final settings, zone maps, and controller schedules in a maintenance log for future reference.

Common Mistakes to Avoid

• Skipping utility locates – Leads to dangerous strikes and costly repairs.
• Undersizing pipe – Causes excessive friction loss, reducing head performance.
• Overloading zones – Exceeds available GPM, resulting in weak spray and uneven watering.
• Neglecting backflow prevention – Violates code and risks contaminating potable water.
• Improper trench depth – Shallow trenches expose pipe to freeze damage and mechanical injury.
• Using mismatched fittings – Creates leaks and reduces system longevity.
• Forgetting to label wires – Makes troubleshooting and future expansions difficult.

Tips and Best Practices

• Group plants with similar water needs into the same hydrozone to maximize efficiency.
• Install a rain sensor or soil moisture sensor to pause irrigation during wet weather.
• Use pressure‑compensating emitters on drip lines to maintain uniform flow across elevation changes.
• Schedule seasonal controller adjustments: increase run times in summer, decrease in spring/fall.
• Flush the system annually by opening the mainline drain valve to remove sediment.
• Keep a spare set of common fittings, clamps, and nozzles on site for quick repairs.
• Document as‑built drawings with GPS coordinates for each valve box and head.

Frequently Asked Questions

How deep should trenches be for an underground sprinkler system?

Typical lateral trenches are 8–12 inches deep, while mainline trenches are 12–18 inches deep. In regions with hard frost, increase depth to at least 18 inches for all lines to prevent freeze damage.

Can I use polyethylene tubing for mainlines?

PE tubing is suitable for low‑pressure lateral runs but generally not recommended for mainlines that operate above 60 psi. PVC schedule 40 provides the necessary pressure rating and structural rigidity for mainline service.

How many sprinkler heads can I put on one zone?

The number depends on available flow (GPM) and each head’s flow rating. Add the flow rates of all heads in a zone; the total must not exceed 75 % of the measured supply GPM to allow for pressure losses.

Do I need a backflow preventer?

Most municipalities require a backflow prevention device on any irrigation system connected to a potable water supply. Check local plumbing codes for the specific type (e.g., reduced pressure principle, double check valve).

How do I adjust the arc on a rotor head?

Most rotors have an adjustment screw on the top of the nozzle. Turn clockwise to decrease the arc, counter‑clockwise to increase. Make small adjustments, then run the zone to verify coverage.

What is the best time of day to run the irrigation system?

Early morning (4 am–8 am) minimizes evaporation loss and reduces fungal disease risk. Avoid midday watering and late evening runs that leave foliage wet overnight.
